Walls that hold back heat

Exterior walls framed with 2x6 studs leave a deeper cavity for insulation than thinner framing, and the added depth slows heat moving into the room through a long afternoon. Another approach keeps the usual stud size and adds a layer of rigid foam board outside the sheathing, under the stucco or siding, which also covers the studs themselves. A light exterior color reflects more of the sun. The energy calculations submitted with the plans show which wall assembly meets the state energy standards for the added space, and we choose the one that suits the house and the budget.

Sealing out dry wind and dust

Dry wind finds every gap in a building, and it carries fine dust with it. In a new room, air leaks hide at the bottom and top plates of the walls, around window and door frames, at outlets and light boxes on exterior walls and where pipes and wires pass through. We seal those spots with caulk, foam and gaskets before the drywall goes up. The seam where the addition meets the old house gets the same attention, since it is a new joint cut into an old wall. A tighter room stays cleaner, holds its temperature and asks less of the air conditioner.
