Home additions in Mission Hills
Mission Hills room additions with a roof that matches the house and sheds water at the joint, an attic built for inland heat, and LADBS plan review.
Under inland valley conditions, the roof over a new room does more work than any other part of an addition. It sits under hard sun for long stretches, then has to shed a sudden downpour without a drip reaching the bedroom below. On a Mission Hills house, we plan that roof to share the pitch and eave line of the existing one and tie into it with flashing that stays tight through heat and cold.
Where the old and new roofs meet
The joint between two roofs is where leaks start. We strip the existing covering back far enough to lap new underlayment beneath it, then run metal valley flashing along the seam. Where a new wall rises above an old roof, step flashing is woven into each course and covered by the siding. A small cricket behind a chimney or wide wall splits the runoff so it never pools. Gutters and downspouts are added or extended to carry the water away from the new footings and out toward the street.
LADBS review and an attic for the heat
As a neighborhood of the City of Los Angeles, Mission Hills falls under LADBS, the city's building department, which reviews the drawings and inspects the work. Plan check looks at setbacks, height, lot coverage and the engineered framing. The attic over the new room is planned for warm conditions as well: generous insulation on the ceiling, a radiant barrier under the roof deck and balanced intake and exhaust vents. With those in place, the added bedroom or den stays livable in the afternoon and does not lean on the main cooling system.
