Additions and remodeling in Venice, Los Angeles County
Home additions in Venice
A Venice addition goes to LADBS for plan check. We sort out height, side yards and any state approval near the water before your family settles on a layout.
LADBS reviews the plans for every Venice addition, since the neighborhood belongs to the City of Los Angeles. That review sets the frame for everything a growing family wants from the project: how tall a new floor can go, how close a bedroom wing can sit to the side yard, and whether a state permit for building near the water has to come first. We find those answers for the parcel before anyone draws a room.
What the inspector sees along the way
Once plan check signs off, an LADBS inspector comes out at set points in the build. Footing trenches and reinforcing steel are looked at before any concrete goes in. Framing, straps and shear walls are seen while still open, then insulation, then the drywall nailing, and a final visit closes the permit. We book each of those visits and keep the approved drawings on site for them. Between inspections the family carries on downstairs, and we say a day ahead before anything loud happens or before water or power has to go off for a tie-in.
A new room that looks like it belongs
Matching starts at the roof. We copy the pitch and the depth of the eaves, wrap the stucco or siding past each corner so no joint shows, and set the new subfloor level with the old one so nobody steps down into the addition. Moist air off the water is hard on metal, so hangers, straps and flashing are chosen for rust resistance, and paint goes over a primed and sealed surface. New windows take their size and style from the ones already in the house. A bedroom for a newborn or a grandparent should feel like part of the home from its first night.
