Room additions in Tarzana
Tarzana room additions drawn for LADBS plan check, covering zoning limits, engineering and energy figures, with inspections at each stage of the build.
Plans for an addition to a Tarzana house go to the Los Angeles Department of Building and Safety, known as LADBS, before any framing begins. Plan check covers the structure, the energy figures and the zoning limits for the lot, and city inspectors visit at set points during the build. We prepare the drawings for that review and answer each correction it sends back, so a new family room or bedroom clears permitting in order.
What plan check reads
Zoning comes first: the setbacks from each property line, the height limit and the floor area allowed for the parcel. The structural sheets show how the new beams, shear walls and footings carry their loads, backed by an engineer's calculations. Energy forms list the insulation, window ratings and any heating or cooling equipment for the added space. A room meant for sleeping must have an escape window of the right size, and that shows on the floor plan. Corrections come back in writing, and we revise the sheets and resubmit them.
Inspections as the room goes up
Once the permit is issued, an inspector signs off each stage before the next one covers it. The footing trenches and steel are checked before concrete is poured. Framing, hold downs and nailing are checked with the walls still open, along with rough plumbing, wiring and ductwork. Insulation gets its own visit before drywall hides it. A final inspection closes the permit, and the signed card stays with your records. Through all of it, the family can keep living at home, with the work kept on the far side of a sealed partition.
