Additions and remodeling in Sierra Madre, Los Angeles County

Room additions in Sierra Madre

Sierra Madre room additions follow the plan of work we also use in Arcadia, Pasadena and Altadena, with ember-resistant choices on mapped lots.

A family in Sierra Madre gets the same sequence we follow in Arcadia, Monrovia, Temple City, San Marino, Altadena and Pasadena. It begins with a visit to measure the house and walk the lot, moves to engineered drawings and plan review, and ends with a final inspection on the finished room. Only a few things change from place to place: the office that reviews the plans, the zoning on the parcel and whether fire rules apply.

The reviewing office for each town

Sierra Madre has its own city government, as do Arcadia, Monrovia, Temple City, San Marino and Pasadena, so plans in any of them go to that city for review. Altadena is the outlier. It has no city hall, and Los Angeles County issues its permits. Whichever office it is, the file we send looks the same: a site plan showing setbacks and height, structural calculations from an engineer and energy forms for the new room. Each comment the reviewer returns gets a written answer and a revised sheet until the permit is ready to pick up.

Fire maps and staying at home

A Sierra Madre lot may fall inside a mapped fire hazard zone, and if it does, the new room has to meet ember-resistance rules. We wrap the walls in stucco, fit every vent with an ember screen, close in the eaves and choose a roof covering rated for fire exposure, then show each item on the plans. While that work goes on, the family keeps cooking, sleeping and working in the house, because the new room is framed outside the existing walls and joined to them near the end of the job.
