Home additions in San Gabriel
Drawings for a San Gabriel room addition go to the City of San Gabriel for zoning and building review, and a city inspector signs off each stage of the work.
Permit review for a San Gabriel addition happens at the City of San Gabriel, and its building staff see the drawings before any trench is dug. They decide whether a new bedroom fits inside the setbacks, whether a second floor stays under the height limit and whether the framing and footings will carry it. We put the set together, respond to each round of comments and tell the family where things stand.
Zoning questions before structural ones
The reviewer starts with the site plan. Distances from the new walls to each property line, the peak of the new roof, the share of the lot under buildings and the parking count all get checked against the zoning rules for that parcel. Only then does attention turn to beams, footings, shear walls and the energy calculations. If a second floor is planned, the existing foundation and walls below must be shown able to take the added weight, so an engineer looks at them early. Comments arrive in writing, and we correct the drawings and resubmit until the set clears.
Inspection visits while the family stays
With the permit approved, the city sends an inspector at fixed stages: open footing trenches, finished framing, rough electrical and plumbing, insulation, and the final walk. Nothing gets covered until the stage before it is signed off. The new rooms go up against the outside of the house, so daily routines in the kitchen and bedrooms carry on, and the opening into the old house waits behind a taped plastic wall. For hard sun and dry wind, the roof gets a light reflective surface and the walls get thicker batts, while the siding, trim and window style are copied from what the house already has.
