Home additions in Los Angeles

Room and second story additions in Los Angeles, planned from a measured lot and the person each room is for, permitted through LADBS while you stay at home.

Tell us about the room you need

We read every request and reply by phone or email to set up a visit at the house. How we use your details.

To send, add what you are interested in, your first name and a phone number or an email.

Our first look at a Los Angeles lot is the property lines and the setbacks they create, because those set how far an addition can spread. We measure the yard left inside them, note where the sewer and power lines run and look in the attic, and under the floor where there is access, for the framing we would tie into. Then we sit down and ask who the new room is for.

Plan check with LADBS

A home inside City of Los Angeles limits is permitted by the Los Angeles Department of Building and Safety. Its plan checkers review the structure, the energy design and the zoning numbers for the lot, such as height and floor area, and return a list of corrections. We answer them with the designer and engineer, watch for any added planning overlay that may apply to the parcel and schedule each inspection as the work reaches it. You see the approved set before anything is built, so the room you agreed to is the room that goes up.

Staying home while the room goes up

Most of an addition is framed and roofed outside the existing walls, so you can usually keep using the kitchen, bathrooms and bedrooms. The wall between old and new stays closed until the shell is weathertight. When it opens, a dust partition with a zip door goes up and floor protection runs along the path the workers use. Shutoffs for water or power are set with you a few days ahead and kept short. If a bedroom has to be out of use for a stretch, that is planned into the schedule from the start.
